Groundworks is the first real construction stage on any site, and it sets the standard for everything that follows. Get it right and the trades after you have a level, stable, well-drained platform to build on. Get it wrong and the problems surface later, when they are far more expensive to fix.
The phase usually begins with site clearance and setting out, where the building is marked out on the ground from the engineer’s drawings. Excavation follows, with foundations dug to the specified formation level and any soft spots dealt with. Drainage is laid to falls, services are ducted in, and concrete is poured for foundations or slabs.
Across Kent and the Medway towns, ground conditions vary a great deal, from river gravels near the Thames to heavier clay inland. A good groundworks contractor reads those conditions and adjusts, rather than working to a template.
